We have compiled our “Market Snapshot” for the Washington County, UT residential real estate market as of July 2023. As shown in the graphic, the number of homes sold was up 9% from July 2022, while total sales volume was down 2% Year-over-Year (YoY). Additionally, the number of homes sold and total sales volume were down 17.5% and 7%, respectfully, from the previous month.
At the end of July, there was a total of 1,145 active listings of residential property for sale in Washington County. Active inventory only increased slightly from a year earlier – up .6% from 1,138 active listings in July 2022.
The median sales price in July 2023 was down 8% YoY, continuing the movement towards moderating home prices.
At the end of July 2023, there were 3.77 months of inventory available to buyers in Washington County. Properties were on the market for an average of 56 days before being sold and sellers were obtaining about 96% of their original list price at closing.
